Our Mission is to build affordable, durable, green and fast concrete modular houses to customers who wish to deviate from the traditional hollow blocks construction.

Waffle box is an alternative building system. Your houses are prefabricated in the factory and installed prefinished or plug-in units on site. They are made of 4,500 psi reinforced concrete (standard hollow blocks is 300 psi). Minor works on site includes foundation, septic tank, finishing retouch and tapping for water and electrical connections.

You can visit the factory in Norzagaray, Bulacan, or some ongoing and completed projects in Binangonan, Cainta, Tagaytay, Baguio, San Pedro and Sta. Cruz, Laguna, Cavite, Cebu and Naga (soon) to see actual models.

• *Bare Concrete Package: Factory Price, includes plans, foundation (6 inches above ground) and waffle box structure, excludes finishes, permits, water and electrical connections, FREE delivery and installation within 10 kilometer radius (additional cost beyond 10 km.), construction bonds (subdivision requirement) if any;
• **Complete Package: Same as Item A, plus Basic Finishes (Painted, vinyl floor, jalousie window, flush door, modular kitchen sink with faucet, t&b, pvc septic tank, light outlets (3 per module), switch (3 per module), convenience outlet (3 per module), basic flush type water closet, lavatory, stainless modular kitchen sink, Meiji circuit breaker, all local brand.

Upgrade of the basic finishes is treated as additive/deductive cost (remove the basic finishes and add the chosen finishes).

ONE MODULE

Studio Unit, 1 toilet and bath, 1 storey, ground floor = 20.25 sq.m. (3 m. x 6.75 m.), enclosed area = 20.25 sq..m.,+  FREE rood deck = 20.25 sq.m. (3 m. x 6.75 m.)

Total Floor area = Enclosed area + 1/2 of roof deck = 20.25 + ½ x 20.25 = 30.375 sq.m.

• *Bare Concrete =P270T
  Cost per sq.m. = P270,000 / 30.375 = P8,888/ sq.m including Deck
• **Complete w/ Basic Finishes = P399T
  Cost per sq.m. = P399,,000 / 30.375 = P13,125 sq.m including Deck

 

 

TWO MODULES

2 bedrooms, 1 toilet and bath, 1 storey, ground floor = 40.5 sq.m. (6 m. x 6.75 m.), enclosed area = 40.5 sq..m., + FREE rood deck = 40.5 sq.m. (6 m. x 6.75 m.)

Total Floor area = Enclosed area + 1/2 of roof deck = 40.5 + ½ x 40.5 = 60.75 sq.m.

• *Bare Concrete =P520T
  Cost per sq.m. = P520,000 / 60.75 = P8,560 per sq.m. including Deck
• **Complete w/ Basic Finishes = P798T
  Cost per sq.m. = P798,,000 / 60.75 = P13,135 sq.m including Deck

THREE MODULES

3 bedrooms, 2 toilet and bath, 1 storey, ground floor = 60.75 sq.m. (9 m. x 6.75 m.), total floor area = 60.75 sq..m., + FREE rood deck = 60.75 sq.m. (9 m. x 6.75 m.)

Total Floor area = Enclosed area + 1/2 of roof deck = 60.75 + ½ x 60.75 = 91.125 sq.m.

• *Bare Concrete =P780T
  Cost per sq.m. = P780,000 / 91.125 = P8,560/ sq.m including Deck
• **Complete w/ Basic Finishes = P1.2M
  Cost per sq.m. = P1,200,000 / 91.125 = P13,168 sq.m including Deck
